We have done extensive research on all expenses that will be incurred for an investor. Below is a quick breakdown of the income/expense potential on a per unit basis.

Yearly Income= $21492 (Based on 90% occupancy at $995 per side)
Yearly Expenses= $16863 (Includes Principal & Interest, Property Management, Taxes, Insurance, and Maintenance/Repairs)

Yearly Cash Flow Per Unit= $4629
This is over an 11.5% return before depreciation. We also estimate that these properties will appreciate at a rate of 2% per year.

The Rental Market

Currently there is a growing need for rental properties in Broken Arrow. As of this month there are only 5 homes that are for lease between $650 and $1200 per month. There are also over 80 properties that have been leased in the last 6 months in this same price range. Currently these units are over 50% occupied and have been leased in a short period of time.
